What is the median home price in Pullman Washington in June 2026?

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed June 1–30, 2026, using PACMLS/Paragon sold records. The five-year comparison covers June 1–30 in each year from 2022 through 2026. The year-to-date comparisons cover January 1–June 30 in each year from 2023 through 2026.

June recorded 19 closings, the same number as last June. The median sale price was $460,000, just $2,500 above last June’s $457,500. Those two figures were close to last year, but market time was quite different.

Average days on market was 68.1 days, compared with 21.4 days last June. The median rose from 7 days to 16 days. Six of this June’s closings had accumulated at least 100 days on market. That is the part of the month’s results that stood out to me.

The six longest recorded market times were 105, 109, 115, 116, 223 and 388 days. Those longer listings contributed to the gap between the 68.1-day average and the 16-day median. The longer market times were spread across several sales.

Where Homes Sold: Fifteen of June’s 19 sales were below $600,000. The full distribution was:

  • $400,000 to under $600,000: 10 sales
  • $600,000 to under $800,000: 2 sales
