What is the median home price in Pullman, Washington for May 2026?

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed May 1–31, 2026, using PACMLS/Paragon sold records. The five-year comparison covers May 1–31 in each year from 2022 through 2026. The year-to-date comparisons cover January 1–May 31 in each year from 2023 through 2026.

Analysis from Justin Cofer

May finished with 24 closings, four more than last May and the same number as May 2023. The median sale price was $425,000, compared with $502,500 last May.

Average days on market was 43.6 days, up from 20.8 days last May. The median also rose, from 6 days to 11 days. Three of this May’s closings had accumulated more than 180 days on market, so there was a considerable gap between the average and the middle of the group.

The price distribution is the other number I would point out. Eleven homes sold below $400,000 this May, compared with two last May. No May sales reached $800,000 in 2026, compared with three last May.

A Closer Look

Average Days On Market: The 43.6-day average uses the MLS cumulative market-time field. This records marketing time accumulated by the listings, rather than the full stretch through closing. It can differ from the days shown for the latest listing period.

The three longest recorded market times were 303, 205 and 184 days. The other 21 sales averaged 16.9 days. All 24 sales remain in the reported average of 43.6 days; the median was 11 days.

Where Homes Sold: Twenty of May’s 24 sales were below $600,000. The full distribution was:

  • Under $400,000: 11 sales
  • $400,000 to under $600,000: 9 sales
  • $600,000 to under $800,000: 4 sales
  • $800,000 to under $1 million: 0 sales
  • $1 million and above: 0 sales

Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 99.4%, and the median ratio was 100.0%. Each ratio compares a home’s sale price with its final asking price, after any price changes. A 100.0% median does not mean every home sold at full asking price, and these ratios do not use the original asking price.

January 1–May 31 Year-to-Date Comparison

Through May 31, Pullman recorded 87 closings. That was five fewer than in the same period in 2025, but more than in 2023 or 2024.

  • 2023: 63 sales | 43.2 average days on market | 11 median days on market
  • 2024: 66 sales | 71.3 average days on market | 39 median days on market
  • 2025: 92 sales | 63.7 average days on market | 14.5 median days on market
  • 2026: 87 sales | 47.3 average days on market | 17 median days on market

The 47.3-day average was shorter than in 2024 and 2025, but longer than in 2023. The 17-day median was shorter than in 2024 and longer than in 2023 and 2025.

For those same January 1–May 31 periods, sale-to-final-list-price ratios were:

  • 2023: 98.8% average | 100.0% median
  • 2024: 98.3% average | 98.4% median
  • 2025: 98.0% average | 99.0% median
  • 2026: 98.8% average | 100.0% median

January 1–May 31 Median Price Comparison

  • 2023: $486,000
  • 2024: $492,950
  • 2025: $492,000
  • 2026: $455,000

The $455,000 year-to-date median was $37,000 below the same period in 2025 and was also below 2023 and 2024. These medians describe the homes that closed in each period; they do not measure how much the same homes changed in value.

Final Takeaway

May had more closings than last May, a lower median sale price and longer average and median market times. The year-to-date comparison was different: fewer closings than last year and shorter average market time, with a longer median market time. Sales below $400,000 made up nearly half of May’s closings.
