Quarterly Market Overview – Pullman Site-Built Single-Family Median Prices

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed April 1–June 30, 2026, using PACMLS/Paragon sold records. The five-year comparison covers April 1–June 30 in each year from 2022 through 2026.

Pullman recorded 71 closings in the second quarter of 2026, compared with 53 in the same quarter last year. It was the largest second-quarter count since 2022. The median sale price was $450,000, down $29,000 from last year’s $479,000.

Average days on market was 55.4 days, compared with 28.2 days last year. The median rose from 7 days to 16 days. So while more homes closed this quarter, their recorded market times were longer on both measures.

A Closer Look

Average Days On Market: The 55.4-day average uses the MLS cumulative market-time field. This records marketing time accumulated by the listings, rather than the full stretch through closing. It can differ from the days shown for the latest listing period.

Thirteen of the 71 closings had accumulated at least 100 days on market. The three longest were 303, 388 and 619 days. Those longer listings contributed to the difference between the 55.4-day average and the 16-day median.

Where Homes Sold: Fifty-six of the 71 sales were below $600,000. The $400,000 to under $600,000 range had the most closings:

  • Under $400,000: 24 sales
  • $400,000 to under $600,000: 32 sales
  • $600,000 to under $800,000: 10 sales
  • $800,000 to under $1 million: 3 sales
  • $1 million and above: 2 sales

Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 98.8%, and the median ratio was 100.0%. Thirty-one sales closed below final asking price, 25 at final asking price and 15 above it. That puts 40 of the 71 sales at or above final asking price.

These ratios compare each sale price with the home’s final asking price, after any price changes. They do not use the original asking price. The 100.0% median does not mean every home sold at full asking price.

The 71 second-quarter closings were spread across April, May and June 2026 as follows:

  • April: 28 sales | $464,450 median sale price | 56.9 average days on market
  • May: 24 sales | $425,000 median sale price | 43.6 average days on market
  • June: 19 sales | $460,000 median sale price | 68.1 average days on market

Compared with the first quarter’s 35 closings, the second quarter had 36 more. The median sale price declined from $515,000 to $450,000. Average market time increased from 42.2 days to 55.4 days, while the median shortened from 22 days to 16 days.

Final Takeaway

The second quarter had more closings than both the first quarter of 2026 and the second quarter of 2025, with a lower median sale price than either period. Compared with last year’s second quarter, both average and median market times were longer. The median-price comparisons describe the homes that closed in those periods; they do not measure how much the same homes changed in value.
