This report covers Pullman, Washington single-family, site-built homes on owned lots that closed April 1–30, 2026, using PACMLS/Paragon sold records. The five-year comparison covers April 1–30 in each year from 2022 through 2026. The year-to-date comparisons cover January 1–April 30 in each year from 2023 through 2026.

April had 28 closings, double the 14 recorded last April and the highest April count in this five-year comparison. The median sale price was $464,450, just $2,500 below last April’s $466,950.

Average days on market was 56.9 days, compared with 48.1 days last April. One closing carried 619 cumulative days on market. That is a large number in a group of 28, and I would keep it in mind when looking at the average. The median was 15 days, compared with 11.5 days last April.
