What is the median home price in Pullman Washington in March 2026?

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed March 1–31, 2026, using PACMLS/Paragon sold records. The five-year comparison covers March 1–31 in each year from 2022 through 2026. The year-to-date comparison covers January 1–March 31 in each year from 2023 through 2026.

March closed with 12 sales and a median sale price of $525,000. That was one fewer closing than February, when 13 homes sold with a $435,000 median. March’s median was $90,000 higher, and half of the month’s sales were between $400,000 and just under $600,000.

Average days on market was 46.9 days, down from 58.7 days last March. The median went the other way, rising from 9 days to 17.5 days. I would keep both numbers in view here: the average was shorter, but the middle of the group had a longer market time than last year.

A Closer Look

Average Days On Market: The 46.9-day average uses the MLS cumulative market-time field. This records marketing time accumulated by the listings, rather than the full stretch through closing. It can differ from the days shown for the latest listing period.

Two closings had accumulated 197 and 151 days on market. The other 10 averaged 21.5 days. Those two longer listings help explain why the full group’s 46.9-day average was well above its 17.5-day median.

Where Homes Sold: Six of the 12 sales were from $400,000 to under $600,000. The full distribution was:

  • Under $400,000: 3 sales
  • $400,000 to under $600,000: 6 sales
  • $600,000 to under $800,000: 2 sales
  • $800,000 to under $1 million: 1 sale
  • $1 million and above: 0 sales

Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 98.3%, and the median ratio was 99.5%. Each ratio compares a home’s sale price with its final asking price, after any price changes. The original asking price is a separate comparison.

Summary

March had 16 fewer closings than last March, with a median sale price $20,875 higher. Nine of this year’s 12 sales were below $600,000, and three were at least $600,000. The median describes that group of sales; it does not measure how much the same homes changed in value.

January 1–March 31 Year-to-Date Comparison

Pullman recorded 35 closings in the first three months of 2026: 10 in January, 13 in February and 12 in March. That was three more than in the same period in 2024 and 23 fewer than in 2025.

The 42.2-day average through March was shorter than in 2024 and 2025, but slightly longer than the 41.2-day average in 2023. The 22-day median was also longer than in 2023, when it was 12 days.

Compared with last year’s first three months, there were fewer closings, shorter average market time and higher average and median final-list-price ratios. The comparison with 2023 is different: this year had more closings, but longer average and median market times.
