Quarterly Market Overview — Pullman Single-Family Median Prices
This report covers Pullman, Washington single-family, site-built homes on owned lots that closed January 1–March 31, 2026, using PACMLS/Paragon sold records. The five-year comparison covers January 1–March 31 in each year from 2022 through 2026.

Pullman recorded 35 closings in the first quarter of 2026, compared with 58 in the same quarter last year. The median sale price was $515,000, just $1,000 above last year’s $514,000.
Average days on market was 42.2 days, down from 82.3 days last year. The median was also shorter: 22 days, compared with 31.5 days. That is the comparison I would point out alongside the sales count. Fewer homes closed, but the homes that did close had shorter recorded market times on both measures.

A Closer Look
Average Days On Market: The 42.2-day average uses the MLS cumulative market-time field. This records marketing time accumulated by the listings, rather than the full stretch through closing. It can differ from the days shown for the latest listing period.
Four of this quarter’s 35 closings had accumulated at least 100 days on market: 109, 151, 156 and 197 days. In the first quarter of 2025, 20 of the 58 closings had at least 100 days. The longer-market listings were a smaller part of this year’s group.
Where Homes Sold: Twenty-five of the 35 first-quarter sales were below $600,000. The full distribution was:
- Under $400,000: 10 sales
- $400,000 to under $600,000: 15 sales
- $600,000 to under $800,000: 8 sales
- $800,000 to under $1 million: 2 sales
- $1 million and above: 0 sales
Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 98.2%, and the median ratio was 99.4%. Each ratio compares a home’s sale price with its final asking price, after any price changes. These ratios do not use the original asking price.
The First Quarter by Month
The 35 first-quarter closings were spread across January, February and March 2026 as follows:
- January: 10 sales | $562,000 median sale price | 45.6 average days on market
- February: 13 sales | $435,000 median sale price | 35.2 average days on market
- March: 12 sales | $525,000 median sale price | 46.9 average days on market
Monthly counts stayed between 10 and 13, while the monthly medians ranged from $435,000 to $562,000. The quarterly median of $515,000 is calculated from all 35 sales together.
Summary
The first quarter ended with 23 fewer closings than the same quarter last year, a median sale price close to last year’s figure and shorter average and median market times. The similar quarterly medians describe the two groups of closed sales; they do not establish that the same homes held or gained value.
