This report summarizes median sale prices for site-built single-family homes in Pullman based on information from the Pacific Regional MLS / Paragon for the period of July 01, 2022 through July 31, 2026.

July was a fairly active month in Pullman. We had 29 site-built single-family homes close, compared with 24 in July of last year. The median sold price came in at $485,000, up from $467,514 last July.

Most of the sales were right in the middle of the market. Fifteen homes sold between $400,000 and $600,000. Five sold below $400,000, seven sold between $600,000 and $800,000, and two sold between $800,000 and $1 million.

What stood out to me was the difference between the average and median days on market. The average was 26.1 days, but the median was only 9. In other words, a lot of homes sold pretty quickly, while a handful took much longer. One of those homes was on the market for 142 days, and that helped pull the average up. So July was not a slow month overall. It was a month where some homes moved right away and others took time.

Higher-Priced Sales:
Nine homes sold for $600,000 or more. Two of those sales were between $800,000 and $1 million. There were no sales above $1 million in July.
