What is the median home price in Pullman Washington in August 2026?
This report covers Pullman, Washington single-family, site-built homes on owned lots that closed August 1–31, 2026, using PACMLS/Paragon sold records. The monthly comparisons cover August in each year from 2022 through 2026. The year-to-date comparisons cover January 1–August 31 in each year from 2023 through 2026.

The first thing I noticed in August was the number of closings. Eighteen homes sold, compared with 12 last August. The median sale price was $480,000, down from $568,750 a year ago. Ten of the 18 sales were between $400,000 and just under $600,000.
Average days on market was 66.6 days, almost the same as last August’s 66.3 days. More homes closed this year, but the average market time for those homes barely changed. Five of this August’s sales had accumulated more than 100 days on market, so the longer average was spread across several listings.
The year-to-date numbers tell a different story on market time. Through August 31, the average was 48.1 days, compared with 55.3 days over the same eight months last year. There were also six more closings: 153 this year and 147 last year.

A Closer Look
Average Days On Market: August’s 66.6-day average uses the MLS cumulative market-time field. In everyday terms, it records marketing time accumulated by the listings, rather than the full stretch through closing. It is a cumulative figure, which can differ from the days shown for the latest listing period.
The median was 44.5 days, meaning half the sales had shorter recorded market times and half had longer ones. The five longest were 104, 106, 111, 152 and 168 days. Those longer listings helped pull the average above the middle of the group.
Where Homes Sold: Most closings were from $400,000 to under $600,000. The full distribution was:
- Under $400,000: 4 sales
- $400,000 to under $600,000: 10 sales
- $600,000 to under $800,000: 4 sales
- $800,000 to under $1 million: 0 sales
- $1 million and above: 0 sales
Fourteen of the 18 sales were below $600,000. No sales reached $800,000 this August, compared with two last August. That is part of the difference in the homes represented by each month’s median.
Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 99.0%, and the median ratio was 99.4%. These compare each home’s sale price with its final asking price, after any price changes. They do not compare the sale price with the original asking price.
Summary
August had six more closings than the same month last year and nearly identical average market time. The $400,000 to under $600,000 range accounted for more than half of the month’s sales, with four sales below that range and four above it.
