What is the median home price in Pullman Washington in February 2026?

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed February 1–28, 2026, using PACMLS/Paragon sold records. The five-year comparison covers the full month of February in each year from 2022 through 2026. The year-to-date comparison covers January 1 through the last day of February in each year from 2023 through 2026, including February 29 in 2024.

February finished with 13 closings and a median sale price of $435,000. That was four fewer sales than last February, when the median was $510,000. Eleven of this month’s 13 sales were below $600,000.

The market-time comparison stood out to me. Average days on market was 35.2 days, compared with 107.2 days last February. The median was also shorter: 22 days this year and 75 days last year. Both measures show shorter recorded market times for the homes that closed this February.

Average Days On Market: The 35.2-day average uses the MLS cumulative market-time field. This records marketing time accumulated by the listings, rather than the full stretch through closing. It can differ from the days shown for the latest listing period.

The two longest recorded market times were 109 and 92 days. The median of 22 days was lower than the average, with those longer listings contributing to the difference.

Where Homes Sold: Most of February’s closings were below $600,000:

  • $600,000 to under $800,000: 2 sales
  • $800,000 to under $1 million: 0 sales
  • $1 million and above: 0 sales

Sale Price Compared With List Price: The average sale-to-final-list-price ratio was 97.5%, and the median ratio was 98.9%. These compare each home’s sale price with its final asking price, after any price changes. They do not use the original asking price.

Summary

February’s median sale price was $75,000 lower than last February’s, and average market time was 71.9 days shorter. Two sales reached $600,000 this year, compared with five last February. These figures describe the homes that closed in each month; they do not measure the change in value of the same homes.

January–February Year-to-Date Comparison

The first two months of 2026 brought 23 closings: 10 in January and 13 in February. That was seven fewer than the same period in 2025, but more than in 2023 or 2024.
