What is the median home price in Pullman Washington in January 2026?

This report covers Pullman, Washington single-family, site-built homes on owned lots that closed January 1–31, 2026, using PACMLS/Paragon sold records. The five-year comparison covers January 1–31 in each year from 2022 through 2026.

What stood out to me in January was the shorter average market time. The 10 homes that closed had averaged 45.6 days on market, compared with 100.8 days for the 13 homes that closed last January.

The median sale price was $562,000, up $32,000 from January 2025. Half of this January’s sales were $600,000 or more, compared with four of the 13 sales a year ago. Those are the homes behind the monthly numbers; the higher median does not tell us how much an individual home’s value changed.
